Challenges and Achivements
Playa del Carmen has been known as an all-inclusive destination making positioning a challenge, Esencia was promoted as being North of Tulum on Xpu-ha Beach which helped position the property and gave potential guest a sense of exclusive privileged location. Esencia was operated as a hotel but never allowed guest to feel they were at a hotel, guest always felt they were visiting a wealthy friends estate. This took a fine tuned operation and highly trained staff. Esencia operated with an ADR (Avarage Daily Rate) of $500 one of the highest for its time and average yearly occupancy of 65%.
